Best Foundation Repair Companies in Waco, TX

Seven companies that actually work in the Waco area, compared on the things that decide whether a repair holds: method range, warranty terms, who diagnoses the problem, and whether anyone addresses the cause. We are one of the seven, and we do not win every column.

  • Verified Company Details
  • No Paid Placements

How this comparison was put together

We started with every company that shows up for foundation repair in the Waco area, then checked each one before including it: a real business address or verifiable local presence, a working website with named services, evidence of actual foundation work, and consistent company information. Seven companies passed. Two that rank well in search were excluded because they turned out to be lead-generation sites rather than contractors, and every detail below is quoted from each company’s own published material as of August 2026.

An obvious disclosure: The Foundation Doctor is one of the seven companies on this page, and we wrote the page. So we did not rank anybody first. Every company gets the same criteria, we mark a column “Not stated” when a company does not publish the answer rather than guessing, and we do not link to competitors or claim to know things about them that we could not verify. If a rival publishes something we do not, that is on the table too.

Listed alphabetically, not ranked. Nobody here is number one.

The “best for” column is about which type of job each company looks most suited to, based on what they publish about themselves.

“Not stated” means the company does not publish that detail, not that the answer is no. Ask them directly and they may well have a good answer.

Real Criteria

What actually makes a foundation repair company good

Not awards, and not who spends the most on advertising. These are the things that decide whether your repair is still holding in ten years.

01

Diagnosis before prescription

Does anyone take elevation readings across the whole floor before naming a method? A company that quotes from a walk-around is guessing, and you are paying for the guess.

02

How many methods they can offer

A company with one proprietary pier system will recommend that system. A company with several has no financial reason to prefer one over another. Method range is really a question about incentives.

03

Whether they treat the cause

Most foundation movement in Central Texas is driven by water and clay. If nobody looks at drainage or soil, the repair addresses the symptom and the cause keeps working.

04

Warranty terms, not the word

“Lifetime” is a marketing word until you read what it covers, whose lifetime it means, what voids it, and whether adjustments cost money. Transferable matters most if you might sell.

05

Who shows up for the estimate

An owner or a technician is reading your house. A commissioned salesperson is working a quota. Both can be honest, but only one of them gets paid more for selling you more.

06

Engineering capability

Some sales require a structural engineer’s letter, and some repairs genuinely need engineered design. Ask whether engineering is in house, subcontracted, or not offered.

07

Written, itemized pricing

Pier count, pier type, depth, method, warranty tier, total. If a bid is a single number on one line, you cannot compare it to anything.

08

Local track record

Blackland Prairie clay behaves differently from soil ninety miles away. Years working specifically on this ground counts for more than years in business generally.

09

Willingness to say no

The strongest signal in this trade is a company that tells you the house does not need repair yet. It costs them the job, and it tells you everything about how they run.

Company Profiles

The companies, in alphabetical order

Every profile is built from what the company publishes about itself. Where a detail is not published, we say so rather than filling the gap.

Brown Foundation Repair

Best for crawl space encapsulation and the widest menu of pier types

A Dallas-headquartered company that lists Waco and Temple as service areas rather than branch locations. Their method list is the broadest here: drilled piers, pressed pilings, helical piers and steel piers, plus mudjacking, block and base repair, and their own drainage systems.

They are one of only two companies on this list that publish crawl space encapsulation and dehumidifier work, which matters if that is specifically what you need. They advertise payment plans and hold an A+ BBB rating. Their warranty is marketed heavily but the length and transferability are not stated publicly, so ask.

  • Dallas HQ; Waco served from out of area
  • Drilled, pressed, helical and steel piers
  • Warranty terms not published
  • Financing offered

G.L. Hunt Foundation Repair

Best for crawl space and drainage work alongside foundation repair

In business since 1987 and working across Texas including Waco. They cover foundation repair, concrete lifting, crawl space repair and drainage solutions, which makes them a reasonable single call if your problem spans more than one of those.

Their warranty documentation is more specific than most: a guaranteed lifetime transferable warranty overall, with TexJack installations carrying a stated 25-year transferable warranty. Published warranty specificity is genuinely a point in their favour, and worth noting that they publish it and several companies here do not.

  • Since 1987
  • TexJack piers, concrete lifting, crawl space, drainage
  • Lifetime transferable; TexJack 25-year transferable
  • Engineer on staff not stated

Integrated Concrete Services

Best for treating the soil, and the longest continuous local history

Operating out of Woodway since 1978, which is the longest unbroken run of any company here and all of it on this specific ground. Their service area reads like a map of the Waco region: Robinson, China Spring, McGregor, Hewitt, Lorena, Belton, Gatesville and more.

They are the only company on this list besides us that publishes a soil stabilization product, in their case the Earthlok stabilizer, alongside a dual pier and beam system and concrete lifting. If your problem is seasonal clay movement rather than structural failure, that soil-first capability is worth a call. They state a lifetime warranty on the dual pier system; transferability is not published.

  • Woodway, TX · since 1978
  • Earthlok soil stabilizer · dual pier & beam system
  • Lifetime on dual pier; transfer not stated
  • Free estimates

Olshan Foundation Repair

Best for a patented proprietary pier backed by a national warranty program

The oldest name in Texas foundation repair, serving the state since 1933, with a service footprint that covers Waco, Temple, Killeen, Bryan and College Station almost exactly as ours does. If you want the reassurance of a large organisation behind the paperwork, this is the one.

Their signature is the Cable Lock ST Plus, a patented hybrid pier combining concrete’s load-bearing strength with steel cable reinforcement, backed by an available lifetime transferable warranty and an A+ BBB rating. The trade-off with any proprietary system is the one noted in the criteria above: a company built around one patented pier has a reason to recommend it.

  • Serving Texas since 1933
  • Cable Lock ST Plus patented hybrid pier
  • Available lifetime transferable warranty
  • Covers Waco, Temple, Killeen, Bryan & College Station

Ram Jack (Austin)

Best for engineered steel pile systems from a manufacturer

Ram Jack is a manufacturer as well as an installer, making its own steel, and the Austin dealer covers Waco and Killeen with a dedicated local line. The brand has been in the industry more than forty years.

Their strength is engineered steel: a patented helical pile system twisted into the soil hydraulically, a driven pile system, and pier and beam support work. Helical piles are genuinely the right answer for some soil profiles and load conditions, and a manufacturer-installer has real depth there. They publish a lifetime transferable warranty and offer financing.

  • Manufactures its own steel piles
  • Helical piles · driven piles · pier & beam support
  • Lifetime transferable warranty
  • Financing offered

The Foundation Doctor

Best for diagnosing the cause before choosing a method us

That is us. Locally owned in Waco, owner Ronnie Wiethorn runs the inspections himself rather than sending a salesperson, and we serve Waco, Temple, Killeen, Bryan and College Station.

Our honest differentiator is not a proprietary system, it is the absence of one. We install six repair methods — pressed concrete piers, steel-pressed pilings, Sonotube piers, block and pad piers, re-leveling existing piers, and polyurethane concrete lifting — plus soil stabilization and drainage correction. Having no single system to sell is what makes it possible to recommend the cheap answer when the cheap answer is right, including recommending no structural repair at all. We also have a professional engineer in house, and we publish our pricing guidance and a cost estimator.

Where we do not win: we do not do crawl space encapsulation, two companies here publish financing programs and we do not, and several competitors have decades more history than we do.

  • Locally owned in Waco
  • Six repair methods · soil stabilization · drainage
  • Platinum, Gold & Silver tiers, transferable
  • Professional engineer in house

Waco Foundation Repair

Best for a long-standing Waco-area track record with combo piers

Family owned and working the Waco area since 1987, based in Hewitt. Four decades on the same clay is a real credential, and they are one of the few here with a physical address inside the local market rather than a service-area listing.

They offer concrete piers, steel piers and combo piers — the combo option is not universally available and is useful where soil conditions sit between what concrete and steel each do best — along with pier and beam repair, slab leveling and drainage. They hold a BBB A rating, a City of Waco Premier Service Award from 2021, and display National Foundation Repair Association membership. Warranty terms are not published on their site.

  • Hewitt, TX · since 1987
  • Concrete, steel & combo piers · pier & beam · drainage
  • City of Waco Premier Service Award, 2021
  • Warranty terms not published

How To Choose

Seven questions that separate the bids

Ask every company the same questions, including us. The answers will sort the list faster than any comparison table.

  • How many piers, and why that number? The count should trace to elevation readings, not to a round figure.
  • How deep do the piers go, and how do you know you reached stable soil? Stopping short is the most common invisible shortcut.
  • What caused the movement? If nobody has an answer, nobody has looked, and the cause is still there after the repair.
  • What exactly does the warranty cover, and what voids it? Ask about adjustment visits and whether they cost money.
  • Does the warranty transfer, and what does the buyer have to do? This is the difference between an asset and a piece of paper at resale.
  • Who is standing in my house right now? Owner, technician, or a salesperson on commission.
  • What happens if the answer is that I don’t need this? Listen to how quickly that question gets a straight answer.
Comparing written foundation repair estimates side by side

Get more than one bid. That is genuine advice and not a formality. Three written estimates with matching pier counts and comparable warranties tell you what the job actually costs. If one bid is dramatically lower, the usual reason is that it is a smaller job on paper — fewer piers, shallower depth, thinner warranty — not a better price for the same work.

FAQ

Choosing a foundation repair company in Waco

Who is the best foundation repair company in Waco?

There is no single best one, and any company claiming that title about itself should be read carefully. Different companies suit different jobs: a proprietary engineered pier system is the right answer for some soil profiles, crawl space encapsulation matters if that is your problem, and seasonal clay movement may call for soil treatment rather than structural repair. The comparison on this page sorts seven verified Waco-area companies by what each looks best suited to.

How many foundation repair quotes should I get in Waco?

At least three, and compare the scope rather than the totals. Line up pier count, pier type, depth, warranty terms, and whether the cause of the movement is addressed. When bids differ by thousands it is usually because they describe different jobs, not because one company is overcharging.

Why do some foundation companies only offer one repair method?

Often because they are built around a patented or proprietary system, which can be genuinely excellent engineering. The thing to be aware of is the incentive: a company with one system to sell has a reason to recommend that system. A company with several has no financial preference between them. Neither fact makes a company dishonest, but it is worth knowing which kind you are talking to.

Does a lifetime foundation warranty actually mean lifetime?

It depends entirely on the document. Ask whose lifetime it refers to, what specifically is covered, what voids it, whether adjustment visits cost money, and whether it transfers to the next owner of the house. Several companies in this comparison publish transferable lifetime terms and several do not publish terms at all, which is not the same as having none.

Should I use a local Waco company or a national foundation repair brand?

Both are legitimate. National and regional brands bring proprietary engineered systems, larger warranty administration, and often financing. Local companies bring years of experience on the specific soil under your house and usually a shorter chain between you and the person who did the work. The better question is not local versus national, it is which company diagnosed your house properly.

How do I spot a fake foundation repair company online?

Look for a physical address, a named owner or licensed contractor, and consistent details. Two sites ranking well for Waco foundation repair were excluded from this comparison because they had no address, no named people, placeholder phone numbers, and testimonials referencing other cities entirely. A real contractor will tell you who they are and where they are.

Do foundation repair companies in Waco charge for estimates?

Most in this comparison advertise free estimates or evaluations, including us. What varies is what you get for free: a walk-around opinion and a number is not the same as elevation readings across the floor, an identified cause, and an itemized written price. Ask what the free visit actually includes.

What foundation repair method is best for Waco clay?

It depends on how deep the active clay runs under your specific house and whether the soil failed or only the slab settled. Pressed concrete piers are the common answer on Blackland Prairie clay, steel or helical systems reach deeper where conditions call for it, and where soil is sound but the concrete has dropped, polyurethane lifting costs a fraction of piers. The elevation survey decides, not the brochure.
