What is foundation leveling?

Why does a slab settle unevenly?
A slab settles unevenly because the clay beneath it does not move as one piece. The soil at a sun-baked corner dries and shrinks while the shaded side holds its moisture, so one edge of the foundation drops and the rest stays put.
Trees, plumbing leaks, and poor drainage sharpen the imbalance. The pattern inside the house gives it away:
- One end of the house feels downhill from the other
- Cracks cluster near the corner that’s dropping
- Trim and cabinets pull away from walls on one side
- A once-flat patio or garage slab now holds water

How do we level a slab foundation?
Three tools, one rule: the cause picks the method. Failed soil calls for piers, a sunken slab over sound soil calls for lifting, and moving soil calls for treatment before anything is lifted at all.
