Where to start
Should I call a plumber, an engineer or a foundation company first?
Start with whoever can rule things out cheapest, and in most cases that is a foundation inspection, because it is free and it produces elevation readings. Those readings tell you whether the house has actually moved or whether you are looking at a cosmetic crack. If the readings suggest water is the driver, a plumber tests for a leak under the slab before anyone installs a pier. If a lender or a buyer needs a structural letter, that is when an engineer is required. Paying an engineer first is not wrong, it is just usually the most expensive way to learn something a free inspection would have told you.
How do I know if what I am seeing is serious?
One symptom on its own is usually not much. A single sticking door in August is often humidity. What matters is the pattern: several symptoms appearing together, getting worse season over season, and clustering on one part of the house. Cracks that reopen after you patch them, a floor that has developed a lean, and doors failing on the same side of the house are the combination worth measuring.
Is it cheaper to wait and see?
Almost never on Central Texas clay, because the cost tracks the number of piers and the pier count tracks how much of the house has moved. The ground shrinks each dry summer and swells each wet winter, and each cycle takes the house a little further. A quarter inch of drift on one corner is a small job; the same house after three more summers is a larger one. The exception is real: if the readings show the house is within tolerance and stable, waiting is the correct advice and we give it.
What if two companies give me completely different diagnoses?
Compare the evidence rather than the conclusions. Ask each for the elevation readings, the pier count, the pier type and depth, and what they believe caused the movement. Differences usually come from scope rather than dishonesty: one company priced the settled wall, another priced the whole perimeter. If one has readings and the other has an opinion, you already know which to weigh. A third opinion is cheap when inspections are free.
Will foundation repair close the cracks in my walls?
Some of them, partly, and not always. Lifting a settled section closes the cracks that opened because of that settlement, and doors that were binding usually swing properly again. But drywall and brick do not un-crack perfectly, mortar joints stay visible, and lifting a house sometimes opens a hairline elsewhere as the structure returns. Treat cosmetic repair as separate follow-on work. Any company promising every crack disappears is overselling.
What repair methods do you actually offer?
Six: pressed concrete piers, steel-pressed pilings, Sonotube piers, block and pad piers, re-leveling the piers a house already has, and polyurethane concrete lifting. Alongside those we do soil stabilisation and drainage correction. Having six options is the point, because a company with one system has a reason to recommend that system.
Which method will my house need?
The elevation survey decides, not a brochure. Pressed concrete piers are the common answer for slab homes on Blackland Prairie clay. Steel reaches deeper where the soil calls for it. Pier and beam homes are worked from the crawl space, often by re-shimming supports they already own. Where the slab settled but the soil beneath is sound, foam lifting costs a fraction of piers.
How do I tell a structural crack from a cosmetic one?
Direction, width and behaviour. Hairline cracks running straight up a wall, or fine spidering in a ceiling, are usually shrinkage and settling of materials. Cracks that run diagonally from the corners of doors and windows, that are wider at one end than the other, that you can slide a coin into, or that reopen every time you patch them are telling you the geometry of the house has changed. Stair-stepping through brick mortar joints is the outdoor version of the same signal. A crack that changes with the seasons is the clearest evidence of all.
My neighbour just had foundation work. Should I be worried?
It is worth a look, not a panic. Houses on the same street usually sit on the same soil, were often built in the same era by the same methods, and drain the same way, so problems do cluster. What it does not mean is that you need the same repair: two houses fifty feet apart can differ because of a tree, a downspout, or a slab poured a season apart. A free inspection settles it either way.
Do foundation problems get worse in summer or winter?
Both, in different directions. Dry summers shrink the clay and the house settles into the space left behind, which is when most people first notice doors sticking and gaps opening at the slab edge. Wet winters swell the clay and push back, which can close some cracks and open others. The damage comes from the cycle rather than either extreme, and from the fact that it never happens evenly across a whole house.
Is the free inspection really free, or is it a sales visit?
It is free, and there is no obligation attached to it. The honest test of any company offering one is what happens when the readings say you do not need repair. A meaningful share of our inspections end with a recommendation to watch and wait, at no charge, and that recommendation is given in writing along with what to keep an eye on.
Can I just monitor it myself for a while?
Yes, and sometimes that is the right call. Mark the ends of a crack with a pencil and date it, photograph the same spots each season, and note which doors are behaving. If nothing changes over a year, you have learned something useful for free. If it moves, you have a record that tells an inspector how fast, which is more valuable than any single visit.
Cost and payment
What does foundation repair cost in the Waco area?
Across Texas a moderate repair typically runs $3,300 to $8,500, and most homeowners land around $5,000 to $6,500. Pressed concrete piers average $450 to $900 each. Small jobs sit below that band and large ones above it: lifting a sunken patio with foam often runs a few hundred dollars to about $1,500, while a full house leveling on fifteen or more piers can pass $10,000.
Why does the price come down to pier count?
Because piers install roughly every six to eight feet along the walls that have moved, so the count follows the length of affected wall rather than the size of your house. Fifteen feet of settled wall is a handful of piers. Sixty feet is a different job on the same house with the same crew using the same method. Nearly every dollar of difference between two estimates traces back to that number.
Why is one bid thousands cheaper than another?
Usually because the two companies are quoting different jobs. Line up pier count, pier type, depth, warranty terms, and whether the cause of the movement is addressed. If those match and the prices still differ, that is a genuine price difference. If they do not match, the cheaper bid is a smaller job on paper, and a repair that was under-scoped is the most expensive thing that can happen to a homeowner.
Do you charge for the inspection or the estimate?
No. The visit, the elevation readings across the floor, the diagnosis and the itemised written price all cost nothing, anywhere in our service area. If the honest recommendation is that you do not need structural repair yet, you get that at no charge too.
How can I pay for the work?
We accept cash, check, ACH, Visa, MasterCard, Discover and American Express. Payment is arranged in person once you have a written price. We never ask for card details through this website. If you want to discuss arrangements on a larger repair, raise it with the office when you book and we will tell you plainly what is possible.
What costs might not be in the estimate?
Ask any company about plumbing tests, engineer letters, landscaping and flatwork replacement, interior drywall and paint, and permits. These are normal parts of foundation work that are often quoted separately. Ask which are included and which are added before you sign anything.
Does foundation repair add value to my house?
It protects value more than it adds it. Texas sellers must disclose known foundation problems, so an unrepaired issue becomes a deduction during negotiation. A completed repair with a transferable warranty registered to the house is documentation you hand the buyer instead of a discount you concede.
Will my homeowners insurance pay for foundation repair?
Usually not, and it is better to know that early. Standard Texas homeowners policies typically exclude earth movement, settling and soil-related damage, which is what most foundation repair addresses. Where cover sometimes exists is when a sudden event caused the damage, such as a plumbing leak under the slab. Read your own policy or ask your agent directly rather than relying on what a contractor tells you, because the wording differs between policies.
Why do you publish price ranges when most companies will not?
Because the alternative is that a homeowner cannot plan anything until somebody is standing in their living room. The ranges we publish are market figures for Texas, not your price, and we say so plainly. Knowing that a moderate repair usually falls between $3,300 and $8,500 tells you whether to expect a car-sized expense or a kitchen-sized one, and it lets you spot a bid that sits far outside the normal band in either direction.
Can the work be done in phases?
Sometimes, and it depends on the structure rather than the budget. Where movement is confined to distinct areas, addressing the worst first can be structurally sound. Where the house needs a coordinated lift, splitting it can mean paying twice for mobilisation and getting a worse result. Ask specifically whether phasing compromises the outcome, and be wary of anyone who says yes to phasing without hesitation.
How do I compare two estimates fairly?
Put them side by side and ignore the totals until the end. Compare pier count, pier type, depth, whether interior piers are included, warranty tier and transferability, what happens to landscaping and flatwork, and whether the cause of the movement is addressed. Once those line up you are comparing prices. Until they do, you are comparing different jobs that happen to share a name.
Slab foundation repair
How do I know my slab foundation needs repair?
Look for a pattern rather than a single crack. Diagonal cracks running from the corners of doors and windows, a gap opening between the soil and the slab edge in summer, doors that stick on one side of the house, and a floor that has developed a slope all point the same direction. One of those is worth watching. Three of them together, worsening season over season, is worth measuring.
How is a slab foundation actually repaired?
Piers are driven or pressed through the active clay layer down to soil that carries load reliably, then the settled section is lifted back toward its original elevation and the piers hold it there. On Blackland Prairie clay that active layer is the whole problem: it swells with winter rain and shrinks through dry summers, so a repair that stops short of stable ground simply moves with it.
How many piers will my slab need?
The count follows the length of wall that has moved, not the size of your house, because piers install roughly every six to eight feet along the affected walls. One settled corner is often four to six piers. A full perimeter on an average home can be fifteen or more. The elevation survey turns that into an exact number.
Will you have to break up my floors?
Only if the movement is interior. Perimeter work happens outside along the walls and never touches your flooring. Interior piers mean cutting and patching sections of slab, which is dustier, slower and more expensive, which is why an honest estimate tells you up front which of the two you are buying.
Are hairline cracks in a slab normal?
Many are. Concrete shrinks as it cures and hairline cracking is a normal part of that, which is why control joints exist. What is not routine is a crack that widens over time, one side sitting higher than the other, cracks appearing along with sticking doors and sloping floors, or gaps opening between the slab and the soil around it.
What actually causes a slab to move here?
Blackland Prairie clay. It absorbs water and swells, then gives that water back in a dry summer and shrinks, and it does not do either evenly across a whole house. A sun-baked south-west corner dries faster than a shaded north wall; a large tree drinks hundreds of gallons from one side. The slab is a single rigid piece of concrete, so when the ground under part of it drops away, the slab has to bend or crack.
How long does slab pier work usually take?
Most slab repairs finish within one to three days. A single settled corner on good access can be a day. A full perimeter with interior piers, tight side yards or a pool to work around runs longer, and the written estimate should tell you which before work starts.
Pier and beam repair
What are the signs of a pier and beam problem?
Soft or bouncy spots in an otherwise firm floor, floors sloping toward the middle of the house rather than the edges, interior doors drifting open or refusing to latch, and a musty smell or standing water underneath. Pier and beam symptoms tend to show up in the floor before they show up in the walls.
Can the piers my house already has be reused?
Often, and that matters because it is one of the cheapest structural repairs available. If the existing supports are sound and the house has simply drifted, re-shimming and adjusting them costs a fraction of installing new piers. We check what you own before quoting anything new, and most of those jobs finish in a single day.
Do you work from inside the house or underneath it?
Underneath. The whole advantage of a pier and beam foundation is that the support system is reachable from the crawl space, so the repair usually needs no demolition and no disruption to your floors.
Is pier and beam cheaper to repair than a slab?
Re-leveling on sound existing piers usually is, because the materials are largely already under the house. Once supports have failed and new piers are needed, the cost moves closer to slab work. The crawl-space inspection is what tells you which situation you are in.
How often do pier and beam homes need re-leveling?
There is no schedule, because it depends on the soil, the drainage and how the house was originally supported. What is true is that shims settle and wood moves over decades, so an older pier and beam house being adjusted more than once across its life is normal rather than a sign that something failed.
Is a musty crawl space a foundation problem?
It is a warning worth taking seriously. Persistent moisture under a house weakens the wood structure the piers are holding up, and standing water usually means drainage is pushing water toward the house rather than away. The foundation symptom and the smell often share a cause, which is why we look at both.
Can you add support without replacing what is already there?
Usually, and it is often the cheapest good answer. If most of the supports are sound and a span has sagged between them, adding piers exactly where the structure needs them costs far less than a wholesale replacement. The crawl-space inspection is what identifies which supports are doing their job.
House and foundation leveling
What does house leveling actually mean?
Bringing a structure that has drifted out of level back to an even, functional plane, by adjusting and resetting the supports underneath it, adding support where spans have sagged, or lifting settled sections of slab. It is the broader job; slab pier repair is one method of achieving it.
How level is level? Will my floors be perfect?
The goal is measured in how the house works, not in a laser-perfect plane no lived-in house ever holds. Doors that latch, floors that feel solid underfoot, and cracks that stop growing are the target. Chasing absolute flatness on an older home usually costs more and achieves less.
How long does a re-level take?
Most pier and beam re-levels finish in a day. Adding supports where spans have sagged runs one to three days. Slab leveling depends on whether the answer is piers or polyurethane lifting.
Will lifting my house crack the walls?
Some movement in the finishes is normal and expected, which is why lifting is done gradually and monitored rather than jacked quickly. Cracks that opened because of settlement generally close as the structure returns; occasionally a new hairline appears elsewhere as the house redistributes. A company that promises zero cosmetic impact is not describing how buildings behave.
How do you measure how far off level a house is?
With an elevation survey across the floor, taking readings room by room and mapping the differences in inches. That map is what turns a conversation about opinions into a conversation about measurements, and it is what decides pier count and placement. It is also what tells us honestly when a house is within tolerance and needs nothing.
Concrete lifting
What can polyurethane foam lift?
Flatwork that has settled while the ground beneath it stayed sound: driveway sections, sidewalks, patios, garage floors and pool decks. Foam is injected through small ports, expands beneath the slab, fills the void and raises the concrete back to grade.
How long does concrete lifting take?
Hours rather than days for most jobs, and the surface is usually usable the same day because the foam reaches strength quickly. There is no demolition, no haul-off, no forms and no week of curing.
Is lifting cheaper than replacing the concrete?
Considerably, because you are buying foam and a few hours of crew time instead of tear-out, disposal, new concrete and curing. Small jobs such as a sunken patio corner often run a few hundred dollars to about $1,500.
When is foam the wrong answer?
When the soil itself has failed rather than just the slab settling into a void, and when the concrete is so broken that lifting it would only produce level rubble. Lifting a slab without addressing why it dropped buys time rather than fixing anything.
How long does lifted concrete stay level?
As long as the ground under it stays put. Polyurethane does not break down, so the material is not the limiting factor. If washout or poor drainage created the void in the first place and nothing changes, the same erosion can create a new one, which is why we look at where the water is going before lifting anything.
Can you lift a pool deck without damaging the pool?
Pool decks are routine work for foam lifting, and the small injection ports make it far less invasive than replacement. What matters is understanding why that section dropped, because water escaping around a pool is a common cause and lifting the concrete without addressing it just resets the clock.
Soil stabilisation
What does soil stabilisation do?
It treats the clay rather than the structure, reducing how dramatically the ground swells and shrinks through the wet and dry cycle. Since that cycle is what moves foundations in Central Texas, calming it addresses the cause instead of repeatedly correcting the symptom.
When is soil treatment the right call instead of piers?
When the movement is early and seasonal rather than structural: cracks that open in summer and close after rain, a house that has not settled significantly but keeps arguing with the weather. It can cost a fraction of structural repair, and it is often the honest recommendation before anyone talks about piers.
Can soil be treated around a house that is already built?
Yes. Treatment is injected around the perimeter of an existing home. It can also be done before a slab is poured on new construction, which is considerably cheaper than correcting the same ground later.
How long does soil treatment last?
It is not a coating that wears off; it changes how the treated clay behaves. What varies is the conditions around it, so a property where drainage keeps dumping water against the house is a harder environment than one where it has been corrected. Treatment and drainage work together, which is why we usually assess both.
Does soil stabilisation mean I will never need piers?
No, and anybody promising that is overselling. Treating the soil calms the shrink and swell cycle that causes movement, which can prevent a problem from developing or slow one that is early. A house that has already settled significantly needs its structure corrected; the soil work then helps protect that repair.
Drainage
How much does drainage really affect a foundation?
Enormously, because water is what makes clay move. Gutters discharging beside the slab, ground sloping toward the house, and beds that hold water against the foundation all keep the shrink and swell cycle running hard. Repairing a foundation without correcting the water that moved it only buys time.
What is the difference between a french drain and yard drainage?
A french drain is a buried perforated pipe in gravel that intercepts water moving through the soil and carries it away. Yard drainage is the broader problem of where surface water goes: grading, downspout routing, catch basins and exit points. Many houses need the grading fixed and no pipe at all.
Do I need a sump pump?
Only where water has nowhere to go by gravity. If the exit point sits lower than the collection point, gravity does the work and costs less to run and maintain. A pump is the answer when the site will not allow that.
Could fixing the drainage alone solve my problem?
Sometimes, and we say so when it is true. There are houses where a downspout extension and a grading correction resolve what another company quoted as a structural repair. The elevation readings are what decide whether you are in that situation or past it.
How do I know whether water is causing my foundation problem?
Walk the perimeter during heavy rain, which most people never do. Look for water discharging beside the slab instead of away from it, ground sloping back toward the house, beds holding water against the foundation, and puddles that sit for hours after the rain stops. If the worst foundation symptoms are on the same side as the worst drainage, you have your answer.
Will fixing my gutters alone be enough?
Occasionally, yes. A gutter discharging at the slab edge can put thousands of gallons a year into exactly the wrong place, and extending it can be the whole fix. More often gutters are one of several contributions along with grading and hard surfaces. It is cheap to correct and worth doing regardless of what else the house needs.
How deep does a french drain need to be?
Deep enough to intercept the water that is actually causing the problem, which depends on where that water is travelling and where it can exit by gravity. Depth is a design decision made from the site rather than a standard figure, and a drain installed at a convenient depth rather than a correct one tends not to work.
New construction and engineering
What is site preparation and why does it matter?
Treating and preparing the ground before a slab is poured, so the house starts life on soil that behaves. It costs far less to stabilise ground before building than to correct a foundation sitting on it afterwards.
Do I need an engineer's letter?
Sometimes a lender, a buyer or a city requires a structural engineer's assessment, particularly during a home sale. Some repairs also genuinely need engineered design rather than a standard approach.
Is your engineering in house or subcontracted?
In house. That usually keeps an engineer's letter from becoming a scheduling delay, and it means the person doing the engineering is looking at the same readings as the person doing the repair.
Can you work with my builder on a new house?
Yes. Soil treatment and site preparation before the slab is poured are far cheaper than correcting the same ground once a house is standing on it, and having engineering in house means the design conversation happens directly rather than through a third party.
What does an engineer's letter actually say?
It is a licensed professional engineer's assessment of the structure's condition and, where relevant, of repairs performed. Lenders, buyers and occasionally cities ask for one during a sale. It carries weight precisely because it comes from someone with a licence to lose, which is different from a contractor's opinion.
The work itself
How long does a foundation repair take?
Most finish in one to three days. Pier and beam re-levels on sound existing supports often take a single day. A full perimeter on a large home with difficult access takes longer. You will be given the expected schedule in writing with the price rather than discovering it as the job runs.
How disruptive is it? Do I have to move out?
Most homeowners stay in the house. Exterior pier work happens outside along the walls; interior piers mean cutting and patching sections of slab, which is dustier and noisier. You will know which of those your job involves before it starts.
Do I need to be at home while the work happens?
Plan to be there at the start so the crew can walk the job with you and confirm access, and at the end so you can see what was done. In between, most exterior work does not need you present. Interior work is different because the crew is inside your rooms. Confirm the specifics with the office when you schedule.
How do I prepare my house before the crew arrives?
Clear access along the walls being worked on, inside and out. Take pictures and mirrors off walls in the affected rooms, since lifting causes vibration, and move breakables off nearby shelves. Plan where pets will be, because gates and doors get propped open. If piers are going in outside, tell us what you want protected.
What happens to my landscaping and flatwork?
Exterior piers go in through the ground, so beds, shrubs, sprinkler lines and sometimes sections of walk or patio are disturbed. Ask us before the job which of those apply to you and who puts them back, and ask every other company you get a bid from the same question, because the answers vary.
Can the work damage my plumbing?
Lifting a house moves it, and plumbing under a slab is rigid, so it is a fair question to ask any company. This is also why a static plumbing test before pier work matters when a leak is suspected: it establishes the condition of the lines beforehand rather than leaving it in dispute afterwards.
What happens if it rains during the job?
Foundation work is largely outdoors and around the perimeter, so weather affects the schedule. Excavations and heavy rain do not mix well, and pushing on through it produces a worse result and a bigger mess. Expect a schedule that can move by a day or two in a wet week.
Do you clean up afterwards?
Ask this of every company you get a bid from, and ask specifically what happens to excavated soil, cut concrete, and the sod and beds that had to move. The difference between companies on this point is larger than most homeowners expect, and it is worth having the answer in writing.
Warranty
What warranty comes with the work?
Three tiers, Platinum, Gold and Silver, matched to the method used. All of them are registered to the house rather than to you, and all of them transfer to the next owner. The tier and its terms appear on the written estimate before you agree to anything.
What happens if the foundation moves again afterwards?
That is what the warranty covers. Clay keeps moving for as long as the house stands, so repaired areas can need re-leveling as seasons cycle. Under Platinum those adjustment visits are free for the life of the structure; under Gold they are free for five years.
Does the warranty really transfer if I sell?
Yes, and that is the point of registering it to the house. It becomes a document you hand a buyer during a sale instead of a problem you negotiate against. Ask any company whether their transfer costs the buyer anything, because some charge a fee.
What voids a foundation warranty?
Read the document rather than the sales description. Most warranties in this trade have conditions around drainage and watering, on the reasonable basis that a homeowner who lets water pool against a repaired slab is undoing the repair. Ask for the terms in writing before the work, not after.
Which repairs come with which warranty tier?
The tier follows the method. Double-pressed and steel-pressed piers carry Platinum. Single-pressed piers carry a gold-level lifetime service warranty, and Sonotube piers carry Gold. Block-and-pad piers and re-leveling on existing piers carry Silver. The tier appears on the written estimate before you agree to anything, so you are never guessing which one applies.
Do I have to do anything to keep the warranty valid?
Read the terms, because most warranties in this trade carry conditions about drainage and watering. The reasoning is sound: a homeowner who lets water pool against a repaired slab is actively undoing the repair. Ask for those conditions in writing before the work rather than discovering them during a claim.
What happens to my warranty if the company goes out of business?
A warranty is only as good as the company standing behind it, which is worth weighing against how long a firm has been trading and what it is backed by. Ask any company you are considering, including us, who honours the paperwork if they are no longer there. Some national brands have administration behind them; local companies rely on continuing to exist.
Choosing a company
Do foundation repair contractors need a licence in Texas?
No. Texas licenses electricians, plumbers and HVAC contractors at state level, but there is no state licence for foundation repair, and bills to create one have not passed. Anyone can advertise foundation repair here without an exam, a bond or state oversight, which is exactly why you should check what a company can independently evidence.
How do I check a foundation company is legitimate?
Ask for a certificate of insurance sent by their insurer covering general liability and workers' compensation. Look the legal entity up in Texas business filings. Open the actual BBB profile rather than trusting a logo on a website. Read the warranty document before the estimate. Ask whether crews are employees or subcontractors. It takes about fifteen minutes.
What questions separate a good company from a bad one?
Ask how many piers and why that number, how deep they go and how they know they reached stable soil, what caused the movement, and what happens if the inspection concludes you do not need the repair. That last one is the most revealing question you can ask anybody in this trade.
Should I use a local company or a national brand?
Both are legitimate. National and regional brands bring proprietary engineered systems, larger warranty administration and often financing. Local companies bring years on the specific soil under your house and a shorter chain between you and the person who did the work. The better question is which company actually diagnosed your house.
Are online reviews reliable for foundation companies?
Reasonably, if you read them properly. Look for reviews that describe the diagnosis rather than just the politeness of the crew, look for how a company responds to a bad one, and be sceptical of a profile with only five-word praise. A review mentioning that a company recommended no repair is worth more than ten saying the crew was friendly.
What does 'lifetime warranty' actually mean in this trade?
It varies enormously and the phrase alone tells you almost nothing. Ask whose lifetime, what specifically is covered, whether adjustment visits cost money, what voids it, and whether it transfers to a buyer. Two companies can both advertise a lifetime warranty and offer materially different protection.
Should I get an engineer's opinion before I hire anyone?
It is never wrong, and it is sometimes required by a lender or buyer. It is simply the more expensive way to start when free inspections are available, so the usual sensible order is to get inspections first, and bring in an engineer when the situation is complicated, when bids disagree fundamentally, or when a sale demands it.

Why does soil behave differently across your service area?
Because Central Texas does not sit on one kind of ground. Waco, Temple, Robinson and Hewitt sit on deep Blackland Prairie clay. Killeen runs into limestone benches toward the Hill Country. Gatesville mixes clay flats with limestone rises, and the Brazos Valley around Bryan has its own profile. The same symptom can have different causes forty miles apart, which is why we read each house rather than applying a formula.
Do you work on older homes as well as new subdivisions?
Yes, and they need different approaches. Older neighbourhoods in Waco, Bryan and Hillsboro are largely pier and beam, worked from the crawl space. Newer subdivisions in Hewitt, Robinson and Killeen are slab-on-grade. We do both, which is part of why we carry six methods.
What are your hours?
Monday to Friday, 7:00 am to 4:00 pm, closed weekends. Requests sent through the website outside those hours are answered the next business day.
Do you work outside the towns, on rural or acreage properties?
Yes. Robinson, McGregor, Gatesville and the surrounding countryside include plenty of acreage properties, and rural sites often have their own drainage character because there is more land for water to move across before it reaches the house.
Do you work on commercial buildings as well as homes?
Yes, alongside residential work, and commercial jobs are the ones most likely to involve engineered design, which is part of why engineering sits in house.

Preventing the next problem
Can I stop my foundation moving in the first place?
You cannot stop clay behaving like clay, but you can stop making it worse. The goal is even moisture: no part of the perimeter should be drying out or soaking while the rest does the opposite. Most damage we see was avoidable water management rather than bad luck.
Should I water my foundation during a Texas drought?
Watering the perimeter evenly helps at the margins and we recommend it, usually with a soaker hose a foot or so out from the slab, run in the early morning a few times a week, on every side rather than just the side with the flowerbed. But watering is maintenance, not medicine. If the house is already showing symptoms, the soil has already moved.
Do trees cause foundation problems?
Large trees close to a house draw enormous amounts of moisture during a dry summer, and they can dry one side of a foundation far faster than the other. That unevenness is what does the damage. You do not usually need to remove the tree; you need to water it separately so it drinks from its own zone.
What is the single most common cause you see?
Water in the wrong place. Gutters discharging beside the slab, ground sloping toward the house instead of away, and beds holding water against the foundation. Correcting drainage is cheaper than correcting a foundation, and it is the work most often skipped.
How often should I check my foundation?
Twice a year is plenty for most houses: once at the end of a dry summer and once after a wet stretch, because those are the two extremes of the cycle. Walk the perimeter, look at the gap between soil and slab, try the doors that have given trouble before, and photograph anything you are tracking.
What should I do after an unusually wet winter?
Check where the water went rather than where it is now. Look for soil washed away from the foundation, beds that held water for days, downspouts that overflowed, and any new settlement in flatwork. Wet extremes cause as much foundation trouble as dry ones, and the evidence is easiest to read shortly afterwards.
Do automatic foundation watering systems work?
They can, and the principle is right: consistent, even moisture around the perimeter is better than a cycle of drought and flood. What matters is even coverage on every side rather than just the side with the flowerbed, and not overdoing it, because saturating one area is its own problem. A soaker hose on a timer achieves most of the benefit.
